整栋房子交中介租给了一家鬼佬，说好每2周交租，拖了3周了还不交租金，中介已经出了驱逐form, 就怕他们赖着不走，如果要走法律程序可能要拖好久，甚至要上法庭，求助怎么才能赶走他们？

没办法，交给中介以后就只能由中介负责了，房东自己不能介入处理。

中介处理要走正规程序通过RTA 走法律程序，上法庭，听说要拖好久，如果要是租客赖着不走，我就一直收不到租金，也没法租给其他人，有什么方法能快点撵走这些鬼佬？

不用擔心
如果你有買保險
房客需要付房租付到有人搬進去為止
保險必須要出自付額

我當時租課沒付房租到搬離到人搬入
欠了八千多租金
最後保險公司有沒

如果你沒保險就自認倒楣
有保險就不用擔心
反正只是晚一點收到租金
沒有辦法在快了
等你收到驅除單
還要給1-2星期讓租客搬家
之後在找人搬入

先給他RTA警告信,並申明何時得付清，若期限到仍賴賬。可請警察強制驅離。

我觉得应该找中介要你的租金吧。毕竟是中介帮你找的房客。房客不履行应该由中介承担吧。

一定是签合同前，为省钱没买 owner insurance。否则也不会这么头疼了。记得上法庭什么的还是 owner 你自己掏钱。中介啥责任不付，而且还要收你法律事务处理费。赶快换个中介吧，他们挑房客的时候没有仔细审核对方信用。

Check RTA, you will need to service Form 11 ( notice to remedy) and then after that if they still not pay rental, serve Form 12 ( notice to leave).

landlord insurance is a must, however if I was you, I would never rent to oz or any non Asian tetants any more, learnt the hard way.

签合同前，中介建议买保险，保险也买了，可是保险最多赔10周的房租，就怕鬼佬一直赖着啊。保险只保租金。不管水电，上法庭。要是他一直狂用水电我就赔的更多了。

Get the police involving, the police will monitor him to move out. That is what RTA said. So contact the police now.

Call the RTA again for you this mornign, if you held the bond, the situation will be much better. Firstly there are two situation- NON urgent~ you will need to lodge the form 16 ( Dispute Resolution request) to RTA, you will need to try to resolve the issue with your tenant via RTA first, before apply to Tribunal for a decision. If the issue not resolve, the RTA will issue the unresolved dispute which will allow the party to apply to the Tribunal for a decision.
Urgently~ After From 11 and 12 all expired, you can then lodge with Form 16 to Tribunal for decision. How much will be charged by Tribunal, their contact number is 1300753228, RTA said around $20. The court will then issue the warrant of possession ( normally take 2 weeks), then you will get the police involve to get the tenant out.

If you have landloard insurance, you may talk to your insurance company for help.

At the end, their advise is " do the things correct", it is protect both side ( tenant and landlard). Hope this help you.

I agreed the agent has some sort of responsibility. They should conduct the " black check" on the coming tenant especially the " local" Australian tenant if they has tenancy history, they should be able to help you to find out his previous history. It will be good that we know who is your agent. Agent company is not important, the most important is who is that person look after your interest.

electricity should be under tenant's name, you should not pay for them.

這種保險一年也是要幾百塊錢
但是目的就是預防你現在的情況發生

澳洲都是跟著法律走
所以當租客兩個星期沒有付房租後

如果租客還是不願意付
仲介就要上小行法庭申請驅逐令
信件在拿給租客又要1-2星期

反正可以抵稅

假如你當初有買保險
現在根本不用擔心太多
反正保險公司會先付你
之後他門在跟租客拿

我是建議你考慮看看

請記得將這種爛租客大名請仲介送Tenant Black List, 讓他學取到教訓,其他屋主若由仲介代管. 找。他肯定不容易找到房子可租

澳洲跟法律走
你這樣子做法
對方跟rta講你也沒好處
等到法院判出來之後在處理

不过房东你在走法律程序就不怕了，只是需要的时间比较长
但是打官司赢了，会赔你损失的

租客补药碧莲，法院判下来3月31日前必须搬走，今天去收房，租客消失不见，打电话不接，中介开门进屋，屋子里乱七八糟，完全没有要搬走的样子，院子里养了两只大狗，没法进院子。屋子里养猫，很脏，车库门也坏了。无语中......
